NOTICE OF INTENTION TO PASS AMENDING

BY-LAW TO REMOVE A HOLDING (H) SYMBOL

Tuesday, October 15, 2024 at 6:00 p.m.

TAKE NOTICE that the Council of the Corporation of the Township of King intends to consider an amending  by-law under Section 36 of the Planning Act, R.S.O., 1990,  to remove the Holding (H) Symbol for the lands described below. The earliest Council will consider passage of the by-law is the Council Meeting on Tuesday, October 15, 2024 at 6:00 P.M.

Location: 208 Martin Street, King City

The subject lands are located on the west side of Martin Street, north of Melrose Avenue in the Village of King City and comprise a total landholding of approximately 0.81 hectares (2.0 acres) in area and 43.60 metres of lot frontage along Martin Street. 

Provisional Consent Approval was granted by the Township of King Committee of Adjustment on July 17, 2024 to Consent Application File No. B-24-02 to facilitate the creation of one (1) new lot for the purpose of infill residential land use and the construction of a new detached dwelling on the proposed ‘retained’ lot.  A condition of Consent Approval included the removal of the Holding (‘H’) Symbol on the subject lands.

A new lot (‘proposed severed’) was contemplated by the application with a lot area of 1,933.0 m2 and 30.0 metres of lot frontage along Martin Street.  The proposed ‘retained lands’ are to maintain a lot area of 6,182.0 m2 with lot frontage of 13.6 metres along Martin Street with future access proposed via a 5.0 metre wide driveway.   

An existing detached dwelling is located on the ‘proposed severed’ lands, while the ‘proposed retained’ parcel is vacant.  The lands subject of this application are shown below in hatching on the location map.

The subject lands are zoned Residential – Single Detached Exception (‘R1-42’) Zone and Environmental Protection (‘EP’) Zone to Schedule ‘A3’ of By-law No. 2017-66 (King City and Schomberg Urban Areas), pursuant to the approval of amending Zoning By-law No. 2022-038 on May 13, 2024.

The removal of the Holding (H) Symbol will, in part, facilitate the proposed development of the lands in the manner intended by the provisional Consent Approval for the creation of one (1) new lot and will implement the applicable zoning standards on the property.
