Proposed Changes

The Planning applications propose to amend the Schomberg and King City Urban Areas Zoning By-law 2017-66 and propose a subdivision of land to facilitate a development consisting of 26 residential single-detached lots and 64 townhouses along two new public streets at a gross density of 12.0 units per hectare. The application also proposes two Natural Heritage blocks, a Stormwater Management block, and a Road Widening block together with a 0.3 metre Reserve block. The development proposes obtaining access from two new street connections along the 15th Sideroad.

The development site is located at the southeast corner of Keele Street and the 15th Sideroad in the Village of King City. The site measures 8.99 hectares (22.2 acres) and is currently being used for agricultural purposes and contains several environmental features spread throughout including a Provincially significant wetland, an intermittent stream and a woodlot.

The subject site is designated ‘Neighbourhood’ and ‘Village Natural Heritage System’ under the Township Official Plan ‘Our King’ and is currently Zoned ‘Future Use’ (F) and ‘Environmental Protection’ (EP) by Zoning By-law 2017-66. The purpose of the Zoning By-law Amendment is to re-zone the subject site and propose residential zones to facilitate the development of single detached dwellings and townhouses while further defining the limits of the environmental features and buffers on site.
