Take Notice that the Council of the Corporation of the Township of King passed By-law Number 2024-084 on the 28th day of October, 2024 under Section 34 of the Planning Act, R.S.O, 1990.
Take Notice that an appeal to the Ontario Land Tribunal (the Tribunal) in respect to all or part of this Zoning By-law Amendment may be made by filing a notice of appeal with the Township Clerk either via the Ontario Land Tribunal e-file service (first-time users will need to register for a My Ontario Account) at https://olt.gov.on.ca/e-file-service by selecting Township of King as the Approval Authority or by email at clerks@king.ca , no later than 4:30 p.m. on Thursday, November 28th, 2024. Should this date fall on a holiday or weekend, you will have until 4:30 p.m. of the next business day to file your appeal. Appeals filed after 4:30 p.m., either in person or electronically, will be deemed received on the next business day. The appeal fee of $1,100 per application being appealed, can be paid online through e-file or by certified cheque/money order to the Minister of Finance, Province of Ontario. If you wish to appeal to the Tribunal or request a fee reduction for an appeal, forms are available from the OLT website at www.olt.gov.on.ca. If the e-file portal is unavailable, you can submit your appeal to clerks@king.ca.
Any appeals filed with the Tribunal, must also submit the Clerk’s Division Administrative processing fee of $250.00 per application, and the Planning Division’s Administrative processing fee of $412.00 per application, payable to the Township of King, no later than 4:30 p.m. on Thursday, November 28th, 2024. These fees may be paid through King’s online payment portal at (www.king.ca/OLT), or by forwarding two separate cheques payable in the amounts noted above, to the Township of King, Attn: Township Clerk, 2585 King Road, King City, ON, L7B 1A1.
No person or public body shall be added as a party to the hearing of the appeal unless, before the by-law was passed, the person or public body made oral submissions at a public meeting or written submissions to the Council or, in the opinion of the Tribunal there are reasonable grounds to add the person or public body as a party.
The subject land is the subject of an Application under the Planning Act for an Amendment to the Official Plan (file# OP-2024-01) which was passed by Township Council concurrently with the subject Zoning By-law Amendment.
Comments received and considered in the preparation of the By-law 2024-084 were summarized and included in the Planning Division’s Recommendation Report (GMS-PL-2024-024). The report is available on the Township’s website www.king.ca. Comments received in relation to site design, site functionality, servicing, parking, traffic, and storm water management will be assessed at the site plan approval stage when the detailed design for the development is filed with the municipality.

The decision of the Council of the Corporation of the Township of King is final if a notice of appeal is not received on or before the last day for filing a notice of appeal.

Explanatory Note Re: By-law 2024-084
By-law Number 2024-084 concerns two parcels of land located on the north side of Lloydtown Auora Road, east of Highway 400 in the Hamlet Area of Kettleby and municipally known as #3200 and #3250 Lloydtown Aurora Road. The property at 3200 Lloydtown Aurora Road measures 2.69 hectares and supports an office/industrial building, outbuildings, outside storage and parking areas where Priestly Demolition is located. The property at 3250 Lloydtown Aurora Road measures 1.78 hectares and supports three industrial buildings associated with the same business.
By-law 2024-084 rezones the lands from Hamlet Employment (HM) to Hamlet Employment (HM) Exception Zone No. 128, to facilitate an expansion and future expansion of the existing employment use on the subject lots in the form of major development and to provide for a Contractor’s Establishment and open storage uses. The zoning by-law amendment also addresses parking standards, bicycle parking standards, building height and minimum yard standards.
